Understanding How Home Inspections Work

What is a Home Inspection?

A Home Inspection is when a certified Inspector will come to examine the property to make sure that everything is structurally sound. They are looking for safety issues first and foremost. Inspections are one of the most common contingencies in purchase agreements. For a medium-sized house, inspections take a few hours. 

Why Do I Need One?

Inspections are often a requirement in the purchase agreement. Older homes may have issues that are not visible to the untrained eye.

Who Pays For an Inspection?

Most commonly the buyer will pay for the inspection. If you are buying a home, give yourself enough time before purchasing to schedule an inspection and for the Inspector to explain the results. 

What Are They Looking For?

The Inspector will be looking at some or all of the following: 

• Roof

• Plumbing

• Electrical systems

• Appliances

• Foundation

• Ventilation

• Windows

• Fireplace and chimney, if applicable

What If They Give Me Bad News?

Inspection are not pass/fail. The Inspector may find that some things need repair or maintenance. They will give you a copy of their report and you can ask them to explain it to you. Some items may sound serious (or expensive), but do not need your immediate attention. Your Inspector is not the person who fixes anything, they only point out what needs fixing.
